Earnest money should be deposited with the title company and an Escrow account will be opened. This is also the beginning of the inspection period. Typically the inspection period is ten days from contract acceptance. We will guide you every step of the way!


A full home inspection by a licensed home inspector is highly recommended along with an HVAC, roof and termite inspection. Other inspections may be required as unforeseen issues can arise (electrical, plumbing, structural, etc).  


Yes. If you are seriously considering putting an offer on a home, you should be pre-approved. Pre-approval paperwork should be presented to the seller along with the offer.

Yes! Hampton Group offers discounts to military (both active and veteran) and first responders.


This answer is different for buyers. If there is no financing, usually in two weeks if inspections are complete and addressed. For those buyers with financing, generally speaking, a 30-45 day close is average.


After all the paperwork is signed with the title company and all funds are deposited, the deed is released to be recorded at the County Recorders Office to transfer the property from the seller/s name to the Buyer/s. The escrow officer will call your agent to inform them once this has officially recorded.  We will meet you at the property to hand over the keys! Congratulations!


Do not use credit cards excessively. Stay current on all your bills. Do not apply for any new credit. Do not change bank accounts. Do not spend your down payment money. Do not co-sign a loan for anyone. 


Buyers want to see the space that they will be utilizing. Seeing a lot of personal "stuff" may not be attractive to potential buyers and can turn them off. While you may like to collect certain items, not everyone is going to love seeing it. De-cluttering is the way to go. Keep it simple. 


While a full renovation may be nice...sometimes all you need is a new coat of paint and a deep cleaning.
